REFUND POLICY and Trip Cancellation and Interruption-

Annual Membership fee is $99.00. A good portion of your listing fee goes back into the technology part of our website where we look for new and innovative ways to promote your rental property via the internet. The vast majority of the work involved in promoting your home on the internet occurs in the first few weeks (setup, placement, creating the ad, adding photos, etc) Beach Vacation Rentals by Owner is only able to offer a partial refund once your first listing is online.

Refunds are only available for your first listing during the first nine months of service. No refunds are available on second or subsequent listings. Refund Policy only applies to the $99.00 annual membership. Refund Policy does not apply to memberships at special rates, reduced rates or trial memberships. Refunds do not apply to timeshares or bed and breakfast listings.

If you renew your listing, you do so with the understanding that it will remain online for one full year without refund. To request a refund, please send request to refund@beachvacationrentalsbyowner.com and include your listing number, owner information and reason for refund.

Suggestion: Since many renters plan far in advance, it is best to allow listings to run the full year. We do not offer to advertise properties on a 3, 6 or 9 month basis. Our listing fee is based on the assumption the listing will run a full year.

1000% GUARANTEE

We guarantee that during your first year of membership, you will receive paid rental bookings from your Beach Vacation Rentals by Owner listing worth at least 1000% of your annual cost of membership. This guarantee is effective for new memberships starting on or after January 1, 2007.

If you do not receive 1000% of your membership fee in bookings during the first year of membership, notify the webmaster at info@beachvacationrentalsbyowner.com and your membership will be extended for 6 free months AT NO COST TO YOU. This guarantee may be used once only for each membership.

This guarantee does not apply to timeshare units, bed and breakfast properties OR in cases where the property is not available for at least 6 months of the year OR for listings which do not display 2 or more photos during at least 10 of the 12 months that the ad is online.

Trip Cancellation and Interruptions

Vacation properties are often booked many months in advance and are held in good faith by the owner of the property. Unpredictable situations may arise that causes you to cancel your vacation.

If you have to cancel your trip (especially at the last minute), you should know that you may forfeit a portion or all of your rental fees. There are ways to protect yourself.

FIRST:  Make sure you know what the cancellation policies are for the property you are renting. You should know the cancellation/refund policy before you rent and ask for the policy in writing.

SECOND: Consider purchasing Trip Cancellation Insurance for added protection

There are many different types of trip insurance available, but Trip Cancellation and Interruption protection is the most beneficial. Trips that are cancelled for illness, accident, death of a family member or traveling companion, jury duty, weather conditions which cause delay/ cancellation of travel or fire or flood in your home should be covered under this type of policy. Please check with the insurance company for a detailed list of what their policy covers.
